If you have lived inside the gates for any length of time, you already know the rhythm. The Players Club parking lot fills after breakfast, the Flamingo tee sheet books out by mid-morning, and the run to Publix at Freedom Square feels like the same drive it was five years ago. What has actually changed, and what is about to change in the next few weeks, is happening on the perimeter. The commercial edge of Lely along Collier Boulevard and Grand Lely Drive is doing more work than the interior right now, and by the end of this month it will be doing measurably more.
That is the thing to notice. The neighborhood you leave in the morning is not the neighborhood you come home to.
The Collier Boulevard corner is about to get busier
The most concrete change lands at the end of August. Another Broken Egg Cafe is opening its Naples location at 6917 Collier Boulevard, Suite 701, in the shopping plaza across from Starbucks near Triangle Boulevard. The brand is franchised locally by Dillon Gruener of FS Hospitality Group, and this location is the first of four planned across Collier and Lee counties, per Florida Weekly. Hours will run 7 a.m. to 2 p.m. Monday through Friday and 7 a.m. to 3 p.m. on weekends, with an outdoor patio and a full bar handling mimosas, Bloody Marys, and mocktails alongside the food.
For residents who have watched the previous Another Broken Egg on Tamiami Trail North close and stay dark, the return matters less as a chain opening and more as a signal about where morning traffic is being redirected. Skillets, Hoots, and Panera have handled the pre-noon crowd on the perimeter for years. A fourth breakfast anchor in the same three-mile stretch changes the wait times at all of them, especially in season.
A quick read of what has moved in or is about to on the Collier Boulevard side of Lely:
| Place | Where | Status |
|---|---|---|
| Another Broken Egg Cafe | 6917 Collier Blvd., Suite 701 | Opening end of August 2026 |
| Adonia apartments | SW corner of Collier Blvd. and Grand Lely Dr. | Under construction, targeted for summer 2027 |
| Sam Snead's Tavern | 8004 Lely Resort Blvd. | New executive chef, updated menu |
| Cheeky Tiki, Thesen Asian Noodle Bar, Off The Rock Tavern | Collier Blvd. corridor | Operating |
None of these are destination trips. All of them are inside the ten-minute radius that already defines your weekday errands.
Adonia is not a rumor anymore
The other change is harder to miss. The three-story concrete shell going up across from Verona Walk, on the southwest corner of Collier Boulevard and Grand Lely Drive, is Adonia. It is a 184-unit multifamily project, and the piece that has drawn the most Nextdoor commentary, the windowless bunker at the center, is the parking garage. It will be wrapped by apartments and townhomes once the residential floors go on. Completion is targeted for summer 2027, according to reporting in Gulfshore Business.
The relevance for people already living in Lely is not the product mix. It is the intersection. The Collier and Grand Lely light is the one you use to get to Physicians Regional, to the Publix at Freedom Square, and to the on-ramp for anyone driving north to the airport. Adding 184 households of morning turn-outs to that corner in 2027 is the number to hold in your head when you are deciding whether to sit through the second cycle of the light or reroute through Rattlesnake Hammock. The construction traffic through the end of next year is the near-term version of the same conversation.
Sam Snead's is quieter about its reset
Inside the gates, the change worth reporting is at Sam Snead's Tavern on Lely Resort Boulevard. The kitchen has a new executive chef, Yobany Colato, and reviewers through May 2026 have flagged a menu in transition. The lunch, happy hour, and dinner windows are unchanged at 11 to 4, 2 to 5, and 4 to 9 respectively, and the view over the Flamingo course is what it has always been. What is different is the food coming out of that view.
For anyone who wrote off Sam Snead's during the last stretch of inconsistent reviews, this is the window to try it again. A new chef's first ninety days is the least crowded and most attentive version of a restaurant you will ever get, and the room is walkable or a short cart ride from most of the interior communities.
The weekly routines that are actually holding up
Beyond the openings, the durable stuff is what makes a Friday feel like a Friday. Two of these are worth flagging because visitors and newer residents keep missing them.
The Eagle Lakes Community Park farmers market runs Fridays from 9 a.m. to 2 p.m. at Donna Fiala Eagle Lakes Community Park, 11565 Tamiami Trail East. Local produce, prepared food, and a shorter drive than the Third Street market that ramps up in mid-November.
The park itself, per Collier County Parks, carries a 2.5-mile nature trail and a one-mile paved loop, plus the resident osprey nest that most people walk past without looking up. For the stretch of summer when the Third Street farmers market is still dormant, Eagle Lakes is the closer, quieter substitute.
The South Regional Library at 8065 Lely Cultural Parkway is the other under-used asset. Family Storytime and Early Steps Playgroup run weekly, and both are free. For grandparents hosting visiting grandchildren in a house that was not designed for a four-year-old, this is the escape valve.
And then there is Rookery Bay. The reserve's guided moonlight walks return in October and continue monthly through May, led by a Rookery Bay biologist. The trails read completely differently after dark, and the drive from most Lely communities is under fifteen minutes. Put the October full moon on the calendar now, because the tickets thin out fast once the seasonal residents return.
What to actually do with all of this
If you live inside Lely, the practical read on the next sixty days is short.
The morning traffic pattern on Collier Boulevard is going to shift once Another Broken Egg opens and the seasonal residents start filtering back in October. If you tee off before nine or drop kids at school on the North Naples side, drive the route this month and time it. The version you know from June is not the version you will get in November.
The Adonia site will look different every two weeks between now and the end of 2026. If you sit on the HOA board for one of the communities that fronts Grand Lely Drive, the questions about construction access, dust, and cut-through traffic are worth raising in writing now rather than after the residential floors are framed.
The interior of Lely, meanwhile, is doing what it has always done. Sam Snead's is worth another look. The Players Club schedule has not changed. The Flamingo and Mustang courses are the same courses you have played for years. The neighborhood is not being reinvented. It is being surrounded by more of the commercial density that used to sit only along Tamiami Trail, and that density is now closing in on the Collier Boulevard side too.
For residents thinking about how these shifts affect the value of what you own, or for anyone quietly weighing whether the next twelve months are the right window to list, a candid conversation about how the perimeter changes read to buyers is a useful one to have before season starts. Kristin Stroh has been advising sellers and buyers across Lely Resort and the surrounding South Naples communities for more than twenty-six years, and consultations are private, unhurried, and specific to your street.
